The pier and anchor system is what actually holds a manufactured home up and down. Piers carry the vertical load from the steel I-beams into the ground, and ground anchors with steel straps hold the home against uplift from Texas storms. When either one fails, the home starts to move.

Common pier problems in Hunt County include piers that have sunk into softened clay, blocks that have shifted off center, shims that have crushed or fallen out, and piers that were originally set without a proper footing pad. Any one of those puts extra load on the neighbors, which is how a single failing pier can drop a whole section over time.

Anchor problems are less visible from inside the home but just as important. Straps loosen, buckles corrode, and older augured anchors can pull as ground moisture cycles. During a repair visit we test each anchor, tighten the strap system, and replace anything that is not holding.

For repair work we reset piers onto sound footings, replace crushed or missing shims with proper hardwood or steel, and add piers where the original spacing was too wide for the load. On homes with recurring settling in the same spot, we look at whether a larger footing pad or a different pier type is the right long-term fix instead of just lifting the same block again next year.
