Floor problems in a manufactured home usually trace back to one of three things: a plumbing leak that soaked the subfloor, animal or wind intrusion through failed skirting, or long-term settling that let joints work themselves loose. All three show up as a soft spot underfoot before you can see the damage from above.

Repair work starts with pulling floor covering back where needed and inspecting the subfloor, joists, and belly board from below. Water-damaged particleboard subfloor gets cut out and replaced with plywood in the affected bay. Rotted or split joists get sistered or replaced. Belly board that has fallen or been torn out gets closed back up so insulation stays where it belongs.

On homes that have been out of level for a long time, we often find secondary structural stress: cracks at the marriage line on a double wide, popped fasteners along wall bottoms, or trim gaps that will not close no matter what. Fixing the level of the home is usually the first move, then addressing the structural damage that came from being out of level.

We also handle water-damage repair after plumbing leaks, focused on the subfloor and framing. Plumbing and finish work is coordinated with the homeowner or their trades so the wet source is fixed before we close things back up.
